How It Works
WaiveNest makes damage resolution simple no stress, no guesswork.
WaiveNest simplifies damage resolution through a standardized workflow built into the lease. At participating properties, residents are automatically enrolled and pay a flat monthly fee that provides access to the WaiveNest framework. If a qualifying incident occurs, the resident can submit documentation for review, and if approved, WaiveNest may waive all or part of the charge up to specified limits.

This removes the guesswork from the damage process and ensures a fair, defined approach to common problems like broken fixtures, stains, or minor wall damage.
Step-by-Step Process
1. Enrollment:
Automatic upon signing your lease at a participating property, and whilst paying the monthly flat fee.
2. Monthly Fee:
Monthly fee added to your monthly charges — no action required. Contact your community management for exact pricing.
3. Damage Incident:
Accidental damage occurs.

4. Claim Submission:
Email claims@waivenest.com with documentation:

5. WaiveNest Review:
Standard 3–5 business day turnaround.
6. Outcome:
Approved claims result in partial or full waiver. Denied claims include explanation.
Limits and Exclusions
Waiver Activation Amount: $2,500 per incident.
Total Program Limit: $100,000 per lease term.
Common exclusions:
- Intentional acts
- Pet-related damage
- Guest negligence
- Unauthorized repairs or disposal of damaged items
- Business activity within the unit
- Theft, fire, flood, or natural disasters
- Confirm with your property manager all exclusions and limitations as it may change without notice.
Residents must comply with all procedural requirements to maintain eligibility.

Claims submitted outside these hours will be reviewed in the order received the following business day.
Expect standard turnaround for complete claim files to be 3–5 business days.

Claims must be submitted within 48 hours of the incident. Failure to comply with documentation requirements may result in denial of waiver eligibility.


Fraud & Compliance
Fraudulent or misleading claims will result in denial and may trigger civil and legal consequences. Participants may be required to:
- Provide signed affidavits
- Participate in recorded interviews
- Allow full inspection of the unit

All claims are subject to discretionary review. WaiveNest reserves the right to contact third parties, reject incomplete files, and refer suspected fraud to legal authorities.
